Denne to build new market in Brighton

Denne has commenced work to construct a new mixed use development including a new retail market, creative industries workspace and 87 new affordable homes at London Road in Brighton on behalf of housing association The Hyde Group. This latest contract follows on from the housing regeneration project that Denne is currently undertaking for Hyde at Cover’s Yard, also in Brighton.

Working for Hyde, Denne, part of the Leadbitter Group, will construct a vibrant, new mixed-use market quarter called Open Market. The 8,681 square metre development will contain 44 market stalls, eight loading bays and 12 workshops for creative industries. The contract also includes the construction of 87 new affordable homes creating a residential mews development situated in Francis Street.

The new market will be run as a social enterprise through an innovative partnership formed between Hyde, Brighton & Hove City Council and market traders. A temporary market has been constructed to enable the market to continue trading during construction.

Open Market will showcase a combination of renewable technologies and design features, making it a highly sustainable, environmentally sensitive construction project for the urban setting. The market and accompanying housing development will feature triple glazing and low temperature underfloor heating systems, air source heat pumps and green walls. Denne will also install high levels of thermal insulation and heat recovery systems. Of the 87 homes, 79 will achieve Code for Sustainable Homes Level 3 and eight will achieve Level 4. Overall the development will have a BREEAM Excellent rating.

Denne is currently expanding its business in the Brighton area and has already won the best commercial building award at the regional Local Authority Building Control Building Excellence awards for the LEMO building in Worthing. Additionally, the construction work taking place at Cover’s Yard will provide 36 homes for local people in the centre of Brighton.
